Two-storey flat with shared lavatory between children's rooms. We specified split-height mirrors and a wall-hung vanity with integrated step drawer. Terracotta porcelain tied to existing hallway cotto.
San Niccolò wet room
Ground floor · former pantry · 2024
Linear drain along party wall with glass panel preserving courtyard light. Extract fan upgraded to match full room volume after humidity readings in February.

Master en-suite with zellige feature wall; corridor guest bath with durable matte tile and closed storage for turnover cleaners. Bundle fee €3,850.

Kept exterior stone visible behind basin niche. Heated floor zoned away from WC footprint; brass fittings chosen to patina against rural hard water.

North-facing well required layered sconces and borrowed light mirror. Vanity depth reduced to 42 cm so door cleared heated towel rail.
